Why the newest data is 2024
Transaction data is published by the State Data Agency in whole calendar years. The newest period in the dataset runs 1 January 2024 to 1 January 2025. Data for 2025 has not been published yet, and 2026 cannot exist — the year is not over.
This is not a lag on our side: the server checks the source monthly, so when 2025 appears the map updates with no manual work. Auctions are separate and refresh daily.
We do not fill the gap with guesses. Instead the city pages show a separate official measure — the Bank of Lithuania repeat-sales house price index, which is monthly and current to last month. It says how much prices moved after 2024, but it is not a €/m² price, so we never add it to our own level.
Why the €/m² look too low
The dataset is called "apartment purchases", but it is not dominated by sales of whole apartments. The median acquired area is about 23–25 m² in every municipality, Vilnius included, and the median transaction is about €5 800. A large share of the records are acquisitions of PARTS of a flat (a 1/2 or 1/3 share, for instance) and low-value objects.
We checked whether this is our mistake: the same dataset also carries the state mass valuation, computed entirely independently. The two agree — across all rows €225/m² (transactions) versus €261/m² (valuation); Vilnius 2024 2 030 versus 1 780; Kaunas 1 205 versus 1 110; Alytus 259 versus 272. There is no unit or calculation error: these really are the values of the registered transactions.
We tried filtering by area, and it does not help: even among records averaging 60 m² or more, the median is about €214/m². That is why we never write "market price" — we write "registered transactions" and show the average acquired area on every bubble and cell, so you can see for yourself whether it was a flat or a share of one.
How much to trust it — source by source
- Auction prices, deadlines and links: high trust — copied from the official auction portal, and every item can be opened and checked. But the map only shows those whose address could be resolved automatically (see the numbers below); small settlements often cannot be.
- Auction colour and discount percentage: medium. The comparison is against the registered-transaction median, not a market price, and only about a tenth of auctions get a score at all.
- Transaction €/m²: high as a faithful reflection of the source (verified against the independent state valuation in the same dataset), low as a market price, because of the partial acquisitions described above.
- State valuation €/m²: medium. Official and covers every cell, but lags the market and is computed on the same partial areas.
- Housing price movement: high — the Bank of Lithuania official monthly index, taken straight from the bank and used only for change.
- Schools and kindergartens: high — the state education register.
What this site cannot do: establish the market value of a specific flat. What it can: compare places, show direction over time, and surface auctions that stand out from their local context.
In the table, "Offered" is how many records the source returned and "On the map" is how many you actually see. For auctions the gap has two causes: the portal list mixes in non-real-estate (vehicles, machinery — they carry no address), and some genuine objects sit in small settlements whose address automatic geocoding cannot resolve. The note column shows how much falls to each.

Which layer we show first
The map defaults to the state mass valuation in €/m² — the same figure property tax is based on. Reasons: it covers every cell (there simply were no transactions in some places and years), and it is a concept people recognise.
It is NOT a market price either: the mass valuation is computed on the same partial areas as the transactions, and it lags the market. The registered-transaction layer is one click away in the same selector, and a third layer shows the ratio between them — where things sell below or above the state valuation.
What the data is still good for
- Comparing places: the ratio between cells and municipalities is meaningful, because everything is computed the same way.
- Direction over time: how the same location moved since 1998.
- Scoring auctions: an auction price is compared against the level of registered transactions in the same location — a better reference than the stale state valuation competitors use.
- What NOT to use it for: establishing the market value of a specific flat. That needs a valuer or an analysis of actual listings.

- Addresses and map: OpenStreetMap, search via Nominatim.
